Are you aware of the tax benefits that come with homeownership? Many homeowners in Southeast Georgia may not realize the full range of tax deductions available, which could help save significantly each year. With tax season around the corner, now is a great time to discuss these opportunities with your tax professional. Here are some key tax breaks for homeowners in our region to consider:

  1. Property Taxes - Homeowners who itemize can often deduct local property taxes, up to the federal cap on state and local tax deductions. Given the varied property values across Bulloch, Jenkins, and Evans counties, this deduction can be quite beneficial.
  2. Mortgage Interest - If you’re a first-time homebuyer in Statesboro, Claxton, or nearby areas, the interest on your mortgage may be deductible if you itemize, on up to $750,000 of mortgage debt for most loans taken out after 2017. This is especially valuable for those in the early years of their mortgage when interest payments are higher.
  3. Energy Efficiency Upgrades - Southeast Georgia’s warm climate means energy-efficient home upgrades are not only practical but could qualify for federal tax credits in past years. Those credits ended for most upgrades placed in service after December 31, 2025, so check current rules with your tax professional. Whether you’re installing energy-efficient windows or adding solar panels, these improvements can help lower your energy bills.
  4. Home Office Deduction - With more people working from home, a home office deduction might apply if you use a space exclusively for business. If you are self-employed or run a small business in Metter or Tattnall County, this could provide helpful savings. Employees who work from home for an employer generally cannot take this deduction.
  5. HELOC Interest - If you’ve tapped into a home equity line of credit for renovations, the interest may be deductible if you itemize and the money was used to buy, build, or substantially improve the home that secures the loan. This is particularly useful for those who have invested in home improvements across counties like Screven or Candler.

Owning a home in Southeast Georgia not only offers comfort and stability but can also provide financial perks. However, tax regulations can be complex, so be sure to consult with a professional to understand what applies to you.
